Construction
As with everything else that AbodeDAC has done within this industry, the construction process is no different - complete transparency with achieving efficient and very interactive process. Once again, everything is made available on-line via our logon section and gives the client so much information and control (if this is required).
It is highly recommended that you watch the "Construction Tour (Audio and Visual)" located to the top right of this screen for more details of this very exciting process. This will take you behind the scenes as well as show you what to expect.
The AbodeDAC System:
This system has been created completely by AbodeDAC with the input and support from our builders network and other people within our network of great contractors. It is done to make not only the process much more clear and specific, but to keep everyone honest through transparency.
The steps are so easy it is scarey. Once you have logged in (see details on the home page for further info), you will be given the opportunity to create a new project and start detailling it. Some pre-determined aspects of the project will be already provided from either previous steps or assumptions based on the information supplied in the new projects page.
It is now your opportunity to individually select each aspect of the construction process. This will include:
- Style (in some cases brand)
- Size
- Quantity
- Colour
- Comments
Each of these areas will have a "pop up" window to show you all the selections you can chose from in a very interactive process that will not only be informative, but will end up being part of the end contract and a very clear set of insructions to the builder of exactly how you want the project to be built. This also eliminates any queries or "grey areas" through precise and clear documentation.
Just as exciting, each of these products will have a price on them (as well as a total build price), so you can see in real time what is happening to the price of the build as you are going along. This also helps with variations and reductions later in the construction process. A builders margin is applied to these prices which will result in a fixed-price end total contract.
What this means is completely tailored specifications and more control to the client with pricing. All can be done in your own time, saved and completed when convenient to you.
Once you are happy with your selections, you would simply submit the project for acceptance (checking for accuracy). Due to all the information loaded into the system along the way, contracts are simply a press of a button. It is literally that quick, simple but more importantly accurate and professional. It means that a project can move along to the speed of the client - whether this be super fast or slow.
In addition to this great quoting / detailling system, there are also other benefits such as on-line:
- Variations
- Gantt Charts - detailling what is coming up and expected dates for stage completion.
- Documentation storage - all infor stored on line for access by those allowed on line anywhere in the world.
- Site cameras - see your site 24 hours a day from the comfort of your house anywhere in the world.
The general ideals for this process are:
- Communication, communication, communication - nothing is better for good relationships than good
communication. This on-line system will keep you fully informed 24 hours a day. This is done via:
a) Automatically generated emails at the end of every step so you are fully notified of the process.
b) Gantt Charts / Time Lines - this new process that we have developed will keep you informed by indicating what the origional expected completetion date is / was in relation to the current expected date (updated in real time). In addtion to this, it will show what has been done, what is still to come and what stage of the process or what contractor was overdue or early.
- Full disclosure - all documentation is available for all contractors as well as yourself at any time. This saves
requesting this and also makes it available to you anywhere in the world any time as long as you
have internet connection.
- Transparency - if you see what we see, and we have nothing to hide (good or bad), this only builds strong and trusting relationships. This is what this on-line site is all about.
The Builder
Builders that AbodeDAC deal with are generally pre-selected via a very thorough scrutineering process. AbodeDAC doesnt act as a broaker and go and find a builder once a project is available, but works with on-going relationships with builders on many levels. AbodeDAC in its many roles:
- Sources products, materials and some trades along with pricing and suitability.
- Creates all documentation for the builder / owner from specs, contracts to the variations.
- Liaises with the builder and owner to ensure that no part of the project becomes compromised.
- Supports both the builder and the owner throughout the entire process.
- The builder will pay AbodeDAC a fee for this service out of the contract price (i.e. This is not paid for by the owner).
The builder as per any standard project will be liable for all works on site, including OH&S, project management, funding and anything else outside the documentation of the project that is directly related to their role and contract. So essentially at this stage the relationship is between the owner and the builder with AbodeDAC being abailable for support.
Contracts / Payments
All contracts are standard industry contracts with standard payment stages / clauses. There are no surprises here and nothing different from any other industry standard. The contract is between the builder and the owner directly. Sometimes there are 3rd party involvement in the main contract with subdivision and site improvements when they are funded by the bank under one contract (this is for ease of funding).
